I just had to write and let you know of my experience of using The Investors Club. I have just purchased my second property through the club, the first being 18 months ago.
I would never have ventured into anything like this on my own. Both times I have had the great fortune of having Jan and Tom Appleby as my support members. Support is a fantastic descriptive word for what they do.
I would like to praise and commend how fantastic it is to have Jan and Tom who are only ever a phone call or e-mail away. I have many, many times contacted them to query something, and they have always either the answer, will sort it out for me, or find out and get straight back to me with the solution.
I can honestly say it makes so much difference to have someone there who is so readily contactable and who is also knowledgeable, very enthusiastic and happy to help you, and to be able to ask someone, what does this mean? How do I do that? Etc.
Buying a property is meant to be one of the most stressful times of your life, but with Jan and Toms help and wisdom, it has not meant that for me, and I know the support I have is ongoing, it does not finish with the purchase of the property.
I still consult with Jan and Tom and very am glad of the advice and assistance they offer me, to aid me with the continued smooth running of my investment properties.
I know I would not have gone back a second time without Jan and Tom, to whom I would like to say thank you and I will be eternally grateful, and I cannot wait for things to settle down and to do it third time now.
I would like to add that this is an unsolicited testimonial. I wanted to do this in appreciation for everything Jan and Tom have done for me.
I would like to update my testimonial written 7 months ago.
Everything settled down immediately with my second property which was already tenanted. It has fantastic on-site managers who have now instigated two rent rises which together total a rise of more than 17%. I have also just spotted the neighbouring property on the market for nearly 14% more than I paid for mine.
My first property, purchased just over two years ago, has now just about doubled in value. (Yes you have guessed Perth, well 50kms outside to be precise). On the strength of that I used the equity from this to purchase again. Incidentally, I contacted my Support Members when my managing agent there wanted to increase my fees by 20%, and they found me a new agent, more ongoing support.
I am so happy to have just added a third property, in my third state, to what I can now call, My Portfolio. I have been fortunate to be advised, again by my Support Members, that the property available was also managed by the same on-site managers. My Support Members had also visited this particular development and could give me enough positive information for me decide that this is would be my number 3. What a good choice that has already been, from signing the purchase contracts to settlement and owning the property for 2 weeks the rent has increased twice already by a total of 11%.
I can only say, not only does the club have fantastic Support Members to guide you, the Researchers are also doing a fantastic job, finding all these great properties at great prices. The accountants the club recommend make life easy for us, and now I find that the Property Managers are also excellent.
All this for me leads to a very easy life. Three properties in two years. Not bad for a single parent, whom until two years ago was on a part-pension and whom still does not earn fantastic money, but what I have is now working well for me, and I cannot wait to be able to get property number four, five, etc...
I have now received even better news to add. My tenants at The Oasis will be coming up to the end of their first 6 months lease. The on-site manager did an inspection and said that they kept it like a show home – and would I like a rent rise??? Thank you very much, another $10 a week and perfect tenants for a 12 month lease. I will now have had a $45 total rent increase since changing tenants, so now that property is earning $305 a week rent.
