After being home on the not so well list for sometime and needing something new to inspire me to greater heights in life, I read and responded to an advertisement in the local Advertiser regarding a seminar to be held at the German Club for any would be property investors.  This meeting was managed by Barry Blakebrough - Branch Manager of The Investors Club’s Adelaide based support team who I might add has gathered a very good following around South Australian coastal waters as well as along the River Murray. 

After taking many notes and asking quiet a few stupid questions Philip Hill introduced himself to me as a Club Support Member, he has vast experiences in the peoples industry both as an Accountant and ex Bank Manager.  By the end of the meeting I just knew this was for me.

After being in the building industry all my working life and having built my own house in the country and having owned two other properties, we then had to sell the lot for family reasons and move to the big smoke.  Well we lost heaps and were forced to rent for two years until they sold.

Ten months on from my first encounter with The Investors Club (TIC) and I am reading from some of my first lot of notes NEVER,NEVER SELL, buy new or near new, do your research well and buy in the growth corridors.  Get involved with an experienced broker who can get the best and efficient deals in the long term, which we have via The Investors Club, and probably one of the most important issues is to access and use ALL THE CLUB RESOURSES where possible that TIC has available.  For example, the Club’s Experienced Property Investor who will spend a day with you when you buy interstate.  The local knowledge these people have and can pass onto you over a 4 to 5 hour period is like pulling hens teeth you just cannot get it anywhere else and for nix.  The computer spread sheet that my Support Member Phil Hill passed onto me and many others is plain and simply second to none or maybe bar the ADELAIDE CROWS, but this sheet covers it all especially at tax time if you have an accountant who also has his own investment properties you save money and you can learn from each other.

This is the best part about TIC.  The team is at every ones fingertips by email or just the plain old dog and bone.  The Researchers that the Club has in every state are very switched on and very approachable wizards, we have all seen and read the comprehensive documentation they provide via email or fax prior to buying, where else in the world can you get that NO WHERE.

CROSS COLATERILISATION & STAND ALONE LOANS yes I have done that one too when the lenders back in the stone ages only worried about themselves and wanted to try to keep you on their apron strings.  The Club helped us fix that scenario by refinancing both our house and two investment properties interstate, since then we have purchased two new properties and used both the TIC Depreciation Schedule and their Landlords building insurance services, which were heaps cheaper than any where else and covered all the same bases if not more.

Without a doubt probably one of my better experiences was going to the TIC Annual International Conference in Queensland this year with Phil Hill and his better half wife Judy.  Boy was that a real eye opener for the faint hearted.  All the speakers really new what was happening down their neck of woods, the information was provided well and I am still just getting through the last of it.  I was still a bit peeved, on the night before we flew over I broke my big toe and was pretty much grounded for most of the weekend, on top of that no one would lend or give me a quid to buy any of the big property deals that were going down at the time, you really know who your mates are when the crunch is on, gee was I watering at the mouth to buy.

It is about time I was out of here as I have to fill in this form to join the PROPERTY MILLIONAIRES CLUB again as we are nearly two million dollars in debt.
