Proximity to Infrastructure

There are a number of factors which positively impact on property price growth. A wise investor takes note of these factors and will endeavour to purchase property close to the more desirable infrastructure items.

Some of the more significant influences on property prices are ssuch things as proximity to transport nodes, water, some recreational facilities and lifestyle facilities. Research done by Michael Matusik and others has suggested these influences, in some cases, could be as much as 3% per annum. Obviously this effect is not an empirical measure but rather it is a trend that has been observed and measured over time.
