The Investors Club guides and assists members to become financially independent in the shortest possible time and with minimum cash outlay. We offer a comprehensive range of free services, enabling our members to understand how to build a property portfolio safely to achieve financial independence.
The Club regularly conducts free Property Investment Workshops throughout Australia, New Zealand and the United Kingdom. These meetings are an ideal way for new members and other interested people to learn how the Club operates and how it can benefit them.
All Club members are allocated a Support Member who can assist them with all aspects of property investment. Support Members are experienced investors who have previously purchased through the Club. They will help maximise your free time and make your property investing relatively stress free.
Our Club’s qualified mortgage professionals will analyse your financial position and assess your borrowing capacity. This step is critical to your property investing. You will be allocated a login and password to access the Club’s property stock list. Your Support Member can also help you with property selection.
Property selection
Property selection is critical for successful property investment. It is often time consuming.
Our Research Department comprises over 20 full-time researchers who work in excess of one thousand hours per week. They use strict criteria and independent data to identify properties which are likely to realise high capital growth to help you achieve your financial independence as quickly as possible.
Some of the key features our researchers look for in properties:
- located close to schools and shops
- regular, easily accessible transport facilities
- located close to high employment areas
- close proximity to public and private infrastructure
- high quality construction, preferably of brick and tile
- new or near-new to qualify for full tax depreciation
- located in low vacancy areas which are in high demand by tenants
Our researchers produce a comprehensive profile for each property, often of up to 24 pages. Typically there are over 200 researched property profiles on the Club’s website at any one time. These profiles are readily available for download by finance-approved Club members.
Our Support Members will use our unique Cashflow Analysis Program (CAP) software to assist you with property investment decisions. The CAP calculates the holding costs of an investment property and is an integral part of informed decision making. This information will enable you to choose the property most suitable for your individual situation.
Support Members will also use our Financial Independence Date Organiser (FIDO) to help you develop an individualised property investment program to suit your situation and long-term goals.
Getting finance
After you select a property, you and your Support Member will liaise with Club Loans. They have an extensive network of licensed mortgage professionals who offer a number of free services to Club members. They can access more than 35 lenders to find the right lender, loan structure and loan products at competitive interest rates for your particular situation.
Settling the property
The Investors Club can recommend independent conveyancers who assist members with their property settlement. These specialists operate with the needs of Club members uppermost in their minds. They work within our guidelines and requirements ensuring special conditions drafted by the Club are included in most contracts. These conditions protect the interests of Club members. They also manage the settlement process and offer members a discounted conveyancing fee irrespective of the complexity of the purchase.
Inspecting your property
The Investors Club provides a free quality control inspection for all new Club-researched investment properties. Club members and other key people, receive a detailed inspection report prior to settlement. The inspection report ensures the property is finished to the highest possible standard and is ready for immediate tenanting.
New properties have the additional advantage of having maintenance and warranty periods.
If issues arise during these periods we also provide ongoing advice and assistance if required.
The Investors Club recommends members inspect their properties prior to settlement so they are confident about their purchase.
Properties which are tenanted at the time of purchase should first be inspected by licensed building and pest inspectors. The Investors Club can recommend suitable companies who discount their fees for Club members.
Insuring your wealth creation strategy
The Investors Club acknowledges a duty of care to its members and has established Club Insurance to meet this need. Club members are strongly encouraged to minimise their risks by taking out suitable property and landlords insurance and personal life insurance for their own protection.
Club Insurance can provide members with a one-stop-shop for information and service. This reflects the Club’s commitment to the ongoing protection of its members.
Finding a tenant
Our Leasing Department regularly liaises with local property managers and on-site managers before a Club property settles and at any tenant changeover. This free service and our unique conditions give Club members considerable peace of mind and ensures Club rental vacancy rates are well below those in the wider market.
Our Leasing Department monitors local rents and can provide Club members with an assessment of market rents in the local area to ensure Club members maximise their rent returns. This service demonstrates our ongoing commitment to Club members.
And afterwards?
Your Support Member will help before and after purchase to ensure a stress-free journey is undertaken. It is this ongoing support that is helping our members build large property portfolios for their financial independence.
